Cukuletu: AI-Driven Legal and AML Management for Czech Real Estate Projects
That is why we at ARROWS have developed Cukuletu: an AI application that manages both legal and AML services for apartment buildings and large-scale development projects in the Czech Republic. You can also read about the “war for time” approach in real estate projects in the article for Hospodářské noviny.

What is Cukuletu (and why it is not “just another AI tool”)
Cukuletu is not a chatbot or mere document summarisation. It is a process tool that helps keep a project together:
- it unifies the flow of legal tasks and documentation so that dependencies are not lost,
- it supports fast and consistent outputs for decision-making,
- it continuously keeps AML steps under control as part of the process (not only “at the end”).
The point is simple: less friction in the process, fewer blind spots, and more control over what is happening now and what the next step is.
Why this is so crucial in real estate
The “legal” part for developers within Cukuletu is led by Mgr. Marek Hučík, attorney-at-law and partner at ARROWS. He specialises in real estate law and AML under Czech legislation, so in development projects he typically addresses not only the contractual setup, but also ensures that compliance (including AML) is built into the process—rather than being caught up at the end.
As Marek himself summarises ARROWS’ approach to real estate transactions in the Czech Republic: “…without unnecessary complications and with full control over the process.”
This is exactly what Cukuletu is built on: an AI application that manages both legal and AML services for apartment buildings and development projects—helping maintain project pace, continuity, and control steps within a single managed workflow.
A project led by JUDr. Lukáš Slanina
Cukuletu is led by JUDr. Lukáš Slanina, attorney-at-law and partner at ARROWS, who has long headed the real estate practice and a team focused on contractual documentation for property transfers and transactional matters under Czech law. In his work, he specialises in legal support for real estate agencies and in setting up processes so that the day-to-day handling of transactions is legally secure while remaining practical and manageable. In addition to transactions, he also represents real estate agencies in disputes (typically in situations involving dishonest clients) and regularly trains real estate professionals so they can better navigate legislative changes in the Czech Republic and apply them in practice.
