Easements and other legal encumbrances registered on the title deed can be a ticking time bomb for your investment plans.   • Real Burdens: A rarer type that obliges you to perform an active deed, for example, to provide a portion of the harvest from the land.

It is also crucial to distinguish whether the encumbrance is tied to a specific person (in personam), thus expiring upon their death, or is tied to the property itself (in rem) and passes to all future owners – including you. The latter option represents a permanent risk. For example, a lifetime right of use (věcné břemeno dožití) can make part of a complex unsellable for decades and unacceptable to banks as collateral.

A typical example is unrecorded utility networks from the socialist era, which, although not found in the Land Registry, may still be legally enforceable and complicate any construction.
